A 29% EQUITY POSITION…COST VS. APPRAISAL TUDOR HOUSE PACKAGE

The instant equity is perhaps the most exciting part of this story. Travis K. writes, “We built the Tudor on a full walkout basement for around $385,000. That includes the land that cost $85,000, granite countertops and a Knotty Alder trim package. We started our project in May and moved in around January. Our final appraisal came in at $545,000. I had always wanted to build a new house, but wasn’t sure how to begin. Eagle’s Nest not only showed me how to get started but by using one of their great floor plans and the Builder Assisted process we earned an equity of $160,000, a 29% return! Thank you. When Travis decided to build an Eagle’s Nest home in Southwest Colorado he was not sure what to expect. Although he did not have much framing experience, the extended Tudor house package was erected with a crew of three people and did not require the use of a crane. Travis said the walls went up really well and the use of the Eagle’s Nest panelized system eliminated a lot of confusion.

The house is approximately 3900 sq. ft. including a finished walkout basement and is 2X6 construction with an R25 wall insulation. Travis installed radiant heating, which he says is very economical because the electric heater is operated during off-peak hours. Last year his total electric bill for the coldest month of the year was $250, and this is in Colorado. Not bad!

THE TIME IS NOW FOR OWNER / BUILDER CLIENTS

As most of you know, the housing market has been down and is slowly recovering. Many of you may believe this fact is a detriment to your ability to sell house packages. The reality is that now is a perfect time to promote "Builder Assisted" and the benefits of equity creation and the very real probability of no-money-down financing for most buyers. Here are some facts: Unemployment is low, and interest rates are stable. These facts normally promote a seller's market. The media continues to artificially keep the market stagnant by continuing to report that prices will soon start to fall. The reality is that the big builders and investors made so much money during the good times that prices are not falling at all like the media continues to report. It is a stalemate and will continue to be so until the pendulum swings back into the builder's favor. What's great about this market for all of us is that builders are selling off building lots in droves and for good prices to keep their spec home prices stable. In addition, there is more labor available willing to work at contractor's pricing for owner/builders. Considering the fact that prices are relatively stable and buyers still need to create equity, demand quality, and desire no money down financing, means that this is the best time to offer our products and services. With many builders on the sidelines watching, this is the best time for owner/builders to pick up their property and take advantage of our products and programs to create maximum benefit. Remember, as soon as the market heats up there will be much more competition for lots and labor.

IMPORTANCE OF PROPER PAPERWORK

Recently, here in drafting, we have experienced a surge in providing supplemental home pricing agreements to our representatives. That’s great news, except for the fact that we are not receiving all of the information that we need to properly expedite your requests. This adds a great deal of complication to our task.

I would like to take this opportunity to review the items needed to obtain a pricing supplemental or a custom quote.

To obtain a pricing supplemental on a home out of the Eagle’s Nest line follow the procedures listed below:
1.) Fill out your Pricing Worksheet, these are located in your Representative’s Manual in Section Five. Complete with window and door packages (if needed). Provide us with the additional options (i.e. thermal board, decking etc.). Then list any wall modifications you may have (i.e. 2x6 walls). Finally list any credits.

2.) The next piece of paperwork needed is your delivery information. This helps us to accurately figure your freight.
Three sets of blueprints with supplemental purchase agreement are discounted for contract Eagle's Nest Representatives.

For a custom quote (a home not in the Eagle’s Nest line), we need two sets of detailed and dimensioned blueprints, the custom plan bid worksheet (Section Five - pages 17, 18 and 19 of your Representative’s Manual) and delivery instructions. Custom plan quotes are $350.00 and take approximately 14 business days.
