A VICTORIAN DREAM

Louella & John B. of Florida recently built this exquisite Victorian Oxford. This is their story:

“The very first time I saw the Victorian Oxford design by Eagle’s Nest Homes I knew with certainty this was the house we would build. That was several years ago, but the dream I envisioned then is now a reality!”

“It began with John amp; me attending the “Builder Assisted Training” in April last year. In July we located a lot in a charming old Victorian neighborhood in Clearwater, FL and the planning began.”

“From planning stage to dry-in, the project ran smoother than we could have imagined (despite overly strict Florida building codes!), thanks to support from the Eagle’s Nest team and a competent builder who worked with us on the Builder Assisted Program.”

“The house package arrived in early March 2006 during perfectly cool and dry Florida winter weather, and was dried-in on schedule. From then on it was plain sailing till the finishing touches in August.”

“I must admit that the toughest part for us was the choosing of finishes, as we were building for resale and wanted “the best for the least” outlay. The internet was a big help; as an example, I located fantastic Victorian-style vanities at fabulous prices on EBay.”

“The result is everything I had dreamed it would be, and more… a glorious blend of old world charm and modern convenience… from the inviting Victorian front porch to the spacious open plan kitchen and the vaulted ceiling of the master suite, everything is quite extraordinary!”

“Our total cost into the project was $320,000 which includes the oversized lot, top of the line fixtures and fittings, African mahogany wood floors and beautiful landscaping. The appraised value is $480,000…a 33% equity. Suffice it to say John amp; I are very happy with our choice of the ENH Victorian Oxford!”

TAKE ADVANTAGE OF THE SYSTEM

Often while talking to our Reps, I hear the excuse that “I just can’t afford to build now” or “My customer is not quite ready to order at this time”. Well, I’m sure that there are some legitimate reasons which would delay your plans to build. There are, however, some pretty compelling reasons why you may want to reconsider putting off your plans to get started with construction of your new house.

Let’s look at the numbers. The rate of inflation over the first 10 months of 2006 averaged 3.43%. Yes, that’s right, the costs of materials and labor continues to increase in price as time marches on. But time also has an effect on the value of your home; in most cases it is a positive effect. Since 1990, the national average of home prices has increased 8.4%, according to the National Association of Realtors.

If you put these figures together and multiply times the cost of your house you can get a feel for the significance of the cost of procrastinating. Let’s say you put $200,000 in your home. Add the rate of inflation of 3.43% over the last 10 months and the average home appreciation since 1990 of 8.4% (11.83%) and multiply times your home cost of $200,000 and you get $23,660. Keep in mind these figures represent national averages. Your area may yield higher or lower numbers. But WOW! You can now see what you could be losing by waiting to build.

Home mortgage rates are on the rise too from a 30 year low. So you may want to take another look at your timetable. It may be prudent to consider some compromises if that’s what it takes to get your project started. You can take advantage of the system NOW or pay the cost of procrastination later.

With that said I would like to make mention of a new service made available to our representatives, and that is our “Architectural Design Service”. This Fee based service can include structural engineering and sealed plans, and we will also be able to provide detailed design data for submittal to your Local Building Inspection Authority. We believe this service will make it possible for the representative to get their architectural and engineering services at a reasonable cost, and in a timely manner. Please contact the drafting department first so that we can determine how to best proceed with your needs, as it might be possible to provide your service for a lesser cost. Thank you.



JUST DO IT!

I am often surprised at how many new representatives decide to start their new Eagle's Nest Business by... drum roll please.... TAKING A VACATION! That's right. Many of you have not taken the time to familiarize yourselves with such basics as the representative manual. In some cases, the new representative puts off ordering the "Builder Assisted" start up package even though this package may be the main reason they signed on as a new representative. Even if you are not planning to build your own home it is very important that at the very least a new rep has procured all available information from Eagle and is actually reading it. Scratch that, at least viewing the training DVDs. There are two training classes that come as part of the rep package and your "B.A." package. In addition we have written down the 250 most asked questions including their answers. This Q/A page is a terrific place to start and is actually covered in DVD format as well. When is the best time to start reviewing the training information? A.S.A.P. Just do it now. Why wait? You have placed your deposit and so now you are on the clock. I think you will find that the winter months are an excellent time for new reps to get started with training and organization. Why? Because you have the slower construction months to get organized, to find customers and to put your own building projects together for spring of 2007. Believe me when I say that waiting around is only going to allow rates to rise and potential customers to find someone else to work with. Follow your "Builder Assisted" roadmap to success. You will notice the roadmap is to "Success" not to "procrastination". The managers here at Eagle including myself are happy to schedule a conference call for consultation to answer questions and provide guidance. We are not on call, but we are available by appointment. Please consider having multiple questions that can be answered at one time rather than calling for each question as they come up. First try to get the answer from the information provided. Remember, time is passing by. Put it to good use.

Robert F. of Tallahassee, FL built this townhouse. The cost for this 7,920 sq. ft. complex was $422,378. It recently sold for $675,000, giving Robert a 37% equity and profit position!
